Step 1 - Open new Lead card.

  • (A) - Click the + sign.

Note: Depending on how many locations you are assigned, you may need to choose a location via a popup window.


Step 2 - Complete the script.

  • (B) Matching Names - While entering the Lead's name, a dropdown of potential matching names may appear. Click on a matching name to merge this new Lead card to an existing one.
  • (C) Date Needed - This gets auto populated to today's date, update as necessary.
  • (D) - Complete the rest of the script.

Note: The script is customized by your management team and may look slightly different than this example.


Step 3 - Lead Types

Note: Click here for more detailed information on Lead Types.

  • (E) Ad Source - Click the dropdown to manually select since this is a walk-in.
  • (F) Marketing - Click the dropdown to choose the options pulled from your management software.
  • (G) Type - Click the dropdown to choose the options. 
  • (H) Date Needed - Reflects what you completed in your script.
  • (I) Exclusions - Allows the Lead to be removed from certain types of communication.


Step 4 - Select a Unit

  • (J) Search - Choose to view All or only Available units.
  • (K) Unit Size - The metric by which units are categorized.
  • (L) Unit Type - This has been customized by your management team and includes such types as Climate (controlled) and Parking.
  • (M) Availability - Represents the number of available units as well as an available percentage for the particular unit size. Clicking the magnifying glass to the right allows you to select a specific unit.
  • (N) Standard Rate - The advertised price for a particular unit.
  • (O) Adjusted Rate - Depending on your management settings, you can adjust the Standard Rate.
  • (P) Tax - Any applicable state and local taxes.
  • (Q) Total - Sum of either the Standard Rate or Adjusted Rate + tax.
  • (R) Special - Any available specials designated by your management team; for example, $1 move-in special.
  • (S) Select Unit - Click box next to unit size Lead is interested.  The first unit selected will turn blue; additional units selected will be pink and not transmitted to your property management software.


Step 5 - Complete Reservation 

Note: This is only applicable if your management team has enabled this feature. Make sure only one unit is selected when making a Reservation.

  • (T) Lead Type - Click the dropdown and choose Reservation.
  • (U) Payment - Click Pay which now appears to enter payment information.


Step 6 - Location Details

Note: The tabs and their contents may be customized by your management team.

  • (V) Get Directions - Opens an interactive Google map to help direct the Lead to your facility.
  • (W) Send Directions - Allows you to send turn-by-turn directions to your facility from the Lead's location via text or email.


Step 7 - Notes

  • (X) - Enter notes summarizing conversation.
  • (Y) - Click Add.


Step 8 - Save

  • (Z) - Click Save.


Step 9 - Text permission

  • (AA) - Confirm you've obtained text permission.
