Step 1 - Open new Lead card.

  • Select your location (B).
  • Click Confirm (C).

Step 3 - Complete the script.

  • (BD) Matching NamesName, Phone Number, & Email Address - While entering the Lead's name, a dropdown of potential matching names options may appear. Click on a matching name match to merge this new Lead card to an existing one.
  • (CE) Date Needed - This gets auto populated to today's date, update as necessary.
  • (DF) - Complete the rest of the script.

Step 34 - Lead Types

Note: Click here for more detailed information on Lead Types.

  • (EG) Ad Source - Click the dropdown to manually select since this is a walk-in.
  • (FH) Marketing - Click the dropdown to choose the options pulled from your management software.
  • (GI) Type - Click the dropdown to choose the options. 
  • (HJ) Date Needed - Reflects what you completed in your script.
  • (IK) Exclusions - Allows the Lead to be removed from certain types of communication.

Step 45 - Select a Unit

  • (JL) Search - Choose to view All or only Available units.
  • (KM) Unit Size - The metric by which units are categorized.
  • (LN) Unit Type - This has been customized by your management team and includes such types as Climate (controlled) and Parking.
  • (MO) Availability - Represents the number of available units as well as an available percentage for the particular unit size. Clicking the magnifying glass to the right allows you to select a specific unit.
  • (NP) Standard Rate - The advertised price for a particular unit.
  • (OQ) Adjusted Rate - Depending on your management settings, you can adjust the Standard Rate.
  • (PR) Tax - Any applicable state and local taxes.
  • (QS) Total - Sum of either the Standard Rate or Adjusted Rate + tax.
  • (RT) Special - Any available specials designated by your management team; for example, $1 move-in special.
  • (SU) Select Unit - Click box next to unit size Lead is interested.  The first unit selected will turn blue; additional units selected will be pink and not transmitted to your property management software.

Step 56 - Complete Reservation 

Note: This is only applicable if your management team has enabled this feature. Make sure only one unit is selected when making a Reservation.

  • (TV) Lead Type - Click the dropdown and choose Reservation.
  • (UW) Payment - Click Pay which now appears to enter payment information.

Step 67 - Location Details

Note: The tabs and their contents may be customized by your management team.

  • (VX) Get Directions - Opens an interactive Google map to help direct the Lead to your facility.
  • (WY) Send Directions - Allows you to send turn-by-turn directions to your facility from the Lead's location via text or email.

  • (XZ) - Enter notes summarizing conversation.
  • (YAA) - Click Add.
