Step 1 - Open New Lead Card

  • Click New (A).



Step 2 - Location

  • Click Location dropdown (B).
  • Select Location (C).

Step 3 - Confirm Location

  • Click Confirm (D).

Step 4 - Complete the Script

  • (E) Name - While entering the Lead's name, a dropdown of potential matching options may appear. Click on a match to merge this new Lead card to an existing one.
  • (F) Date Needed - Automatically populated to today's date, update as necessary.
  • (G) - Complete the rest of the script.

Note: The script is customized by your management team and may look slightly different than this example.



Step 5 - Lead Details

  • (H) Ad Source - Click the dropdown to manually select an option. 
  • (I) Marketing - Click the dropdown to manually select an option.
  • (J) Type - Click the dropdown to manually select an option.
  • (K) Date Needed - Reflects what you selected in your script.
  • (L) Exclusion - Allows the Lead to be removed from certain types of communication.



Step 6 - Select a Unit

  • (M) Search - Choose to view All or by unit type.
  • (N) Sort - This allows you to show only available units.
  • (O) Unit Size - The metric by which units are categorized.
  • (P) Unit Type - This has been customized by your management team and includes such types as Climate (controlled) and Parking.
  • (Q) Availability - Represents the number of available units as well as an available percentage for the particular unit size. Clicking the magnifying glass (R) to the right allows you to select a specific unit
  • (S) Standard Rate - The advertised price for a particular unit.
  • (T) Adjusted Rate - Depending on your management settings, you can adjust the Standard Rate.
  • (U) Tax - Any applicable state and local taxes.
  • (V) Total - Sum of either the Standard Rate or Adjusted Rate + tax.
  • (W) Special - Any available specials designated by your management team; for example, $1 move-in special.
  • (X) Select Unit - Click the box next to unit size the Lead is interested.  The first unit selected will turn blue; additional units selected will be pink and not transmitted to your property management software.



Step 7 - Change Lead Type

Note: This is only applicable if your management team has enabled this feature. Make sure only one unit is selected when making a Reservation.

  • Lead Type - Click the dropdown (Y) and choose Reservation (Z).



Step 8 - Complete Reservation

  • (AA) Payment - Click Pay which now appears to enter payment information.

Step 9 - Location Details

Note: These tabs and their contents may be customized by your management team.

  • (BB) Get Directions - Opens an interactive Google map to help direct the Lead to your facility.
  • (CC) Send Directions - Allows you to send turn-by-turn directions to your facility from the Lead's location via text or email.



Step 9 - Notes

  • (DD) - Enter notes summarizing conversation.
  • (EE) - Click Add.



Step 10 - Save

  • (FF) - Click Save.



Step 11 - Text Permission

  • (GG) - Click Yes to confirm you've obtained text permission.
