Step 1 - Open a new Lead card.

  • Click the + sign.

Note: Depending on how many locations you are assigned, you may need to choose a location via a popup window.


Step 2 - Complete the script.

  • Matching Names - Click on a matching name that appears in this dropdown to merge this new Lead card to an existing one.
  • Date Needed is auto populated to today's date, update as necessary.
  • Complete the rest of the script.


Step 3 - Lead Types

Note: Click here for more detailed information on Lead Types.

  • Ad Source - Click the dropdown to manually select since this is a walk-in.
  • Marketing - Click the dropdown to choose the options pulled from your management software.
  • Type - Click the dropdown to choose the options. 
  • Date Needed - Reflects what you completed in your script.
  • Exclusions - Allows the Lead to be removed from certain types of communication.


Step 4 - Select a Unit

  • Search - Choose to view all or only available units.
  • Unit Size - The metric by which units are categorized.
  • Unit Type - This has been customized by your management team and includes such types as Climate (controlled) and Parking.
  • Availability - Represents the number of available units as well as an available percentage for the particular unit size. Clicking the magnifying glass to the right allows you to select a specific unit.
  • Standard Rate - The advertised price for a particular unit.
  • Adjusted Rate - Depending on your management settings, you can adjust the standard rate.
  • Tax - Any applicable state and local taxes.
  • Total - Sum of either the Standard Rate or Adjusted Rate + tax.
  • Special - Any available specials designated by your management; for example, $1 move-in special.
  • Click box next to unit size Lead is interested in.  That unit will turn blue; additional units selected will be pink and not transmitted to your property management software.


Step 5 - Complete Reservation 

Note: This is only applicable if your management has enabled this feature. Make sure only one unit is selected.

  • Click the Lead Type dropdown and choose Reservation.
  • Click the Pay icon that now appears to enter Lead's payment information.


Step 6 - Location Details

Note: This may be customized by your management company.

  • Get Directions - Opens an interactive Google map to help direct the Lead to your facility.
  • Send Directions - Allows you to send turn-by-turn directions straight to your facility from the Lead's location via text or email.


Step 7 - Notes

  • Enter notes summarizing conversation.
  • Click Add.


Step 8 - Save

  • Click Save.


Step 9 - Text permission

  • Confirm you've obtained text permission.
