Step 1 - Open new Lead card.
- Click the + sign (A).
Step 2 - Location
- Select your location (B).
- Click Confirm (C).
Step 3Â - Complete the script.
- (D) Matching Name, Phone Number, & Email Address - While entering the Lead's name, a dropdown of potential matching options may appear. Click on a match to merge this new Lead card to an existing one.
- (E) Date Needed - This gets auto populated to today's date, update as necessary.
- (F)Â - Complete the rest of the script.
Note: The script is customized by your management team and may look slightly different than this example.
Step 4Â - Lead Details
- (G) Ad Source - Click the dropdown to manually select since this is a walk-in.
- (H) Marketing - Click the dropdown to choose the options pulled from your management software.
- (I) Type - Click the dropdown to choose the options.Â
- (J) Date Needed - Reflects what you completed in your script.
- (K) Exclusions - Allows the Lead to be removed from certain types of communication.
Step 5Â - Select a Unit
- (L) Search - Choose to view All or only Available units.
- (M)Â Unit Size - The metric by which units are categorized.
- (N)Â Unit Type - This has been customized by your management team and includes such types as Climate (controlled) and Parking.
- (O)Â Availability - Represents the number of available units as well as an available percentage for the particular unit size. Clicking the magnifying glass to the right allows you to select a specific unit.
- (P) Standard Rate - The advertised price for a particular unit.
- (Q) Adjusted Rate - Depending on your management settings, you can adjust the Standard Rate.
- (R) Tax - Any applicable state and local taxes.
- (S) Total - Sum of either the Standard Rate or Adjusted Rate + tax.
- (T) Special - Any available specials designated by your management team; for example, $1 move-in special.
- (U) Select Unit - Click box next to unit size Lead is interested. The first unit selected will turn blue; additional units selected will be pink and not transmitted to your property management software.
Step 6Â - Complete ReservationÂ
Note: This is only applicable if your management team has enabled this feature. Make sure only one unit is selected when making a Reservation.
- (V) Lead Type - Click the dropdown and choose Reservation.
- (W) Payment - Click Pay which now appears to enter payment information.

Step 7Â - Location Details
Note: These tabs and their contents may be customized by your management team.
- (X) Get Directions - Opens an interactive Google map to help direct the Lead to your facility.
- (Y) Send Directions - Allows you to send turn-by-turn directions to your facility from the Lead's location via text or email.
Step 8Â - Notes
- (Z)Â - Enter notes summarizing conversation.
- (AA)Â - Click Add.
Step 9Â - Save
- (BB)Â - Click Save.
Step 10Â - Text permission
- (CC)Â - Click Yes to confirm you've obtained text permission.
